GreenTriangleYou: What services do you offer?
Me: The team and I can handle all aspects of custom build or addition/remodel projects beginning with design, construction documents and reports necessary for a solid and safe build.   We plan and manage the details of the project, including excavation, the concrete pour, masonry, framing, mechanical systems (HVAC/plumbing/electrical), insulation, drywall, paint and finish carpentry…not to mention working with city/county inspectors.  And although I have experience pulling furnishings and window treatments together, I prefer to concentrate on the hardscapes… brick and siding selection, flooring, paint, tile, cabinetry.  I’ll be happy to work with your Interior Designer or refer you to one that I think  best reflects your particular style and personality.

GreenTriangleYou: Why did you get into this type of work?MINOLTA DIGITAL CAMERA
Me: I already knew how to put a room together from my years helping others. Frankly, I needed something fresh to do, and I was curious as to what was behind the walls!

GreenTriangleYou:  How long have you been doing this?
Me: Technically speaking, since I was a kid. I used to design soapbox derby cars when I should have been listening to my 5th grade teacher.  Only mine had windows added and cute curtains.  Realistically, I worked as a Design/Sales associate for four years; went to school in Construction Technology for three years and have had my Contractors license since 2009.

GreenTriangleYou: Have you done a project just like the one I need before?
Me: Chances are, Yes.  Mind you, each project has its own unique set of challenges. If I haven’t done it personally, I know how to get to the people that have.  I think that’s one of my strong points, having a very good team that I can call on for their expertise.  Makes my job easier and you’ll be happier.

GreenTriangleMeasure twice, cut once!You: How do I say this delicately…you don’t look the part.  Are you sure you can do this to my satisfaction?
Me: (lol).  Yea, I get that a lot.  It’s even amazing to me sometimes that I ended up doing this type of work.  But I enjoy it, I seem to be very good at it and people tell me I’m a problem solver.  All good qualities to have to keep your job moving forward and looking right.

GreenTriangleYou: How should we pay you that’s comfortable for both of us?
Me: There are a couple of ways we can do it:

  1. Cost of Materials & Labor plus a Contractor/Project Management fee.  You see all the bills, you’re responsible for paying all the bills, you pay a fee for the management of the project in semi-monthly payments.   No hidden costs, and you know exactly where we are with the budget.  On the downside, there are lots and lots of checks to write.
  2. Equal payments.  20% at time of contract signing.  Then, Equal bi-weekly payments until the job is complete.  Last payment due at Final Inspection.I pay the bills and keep you up to date with the budget.  And sometimes, unfortunately, I have to say No to that extra balcony off the second floor Master.

GreenTriangleYou: Will I have to move out of my house? 4205 Drawing
Me: Usually, that’s not necessary.  Sometimes, in the case of foam insulation installations, you’ll need to vacate the property for a few days.  Otherwise, staying or going is at your discretion.  We work to respect your space… I’m a stickler for cleaning up at night before leaving a job site.

GreenTriangleYou: Do I have to hire an architect first?
Me: I prefer a set of plans, either from an architect, building designer, drafter or Interior Designer.  Less ambiguity that way.  Plus, any required permits are based on an understanding of what exactly is to be done.  While being technically correct and Code compliant, our team of building designers want to give you something you haven’t thought of before… it’s what keeps the job fun!

GreenTriangleYou: How long will this take?
Me: Depends on the project, of course.  The time of year also plays a roll.  Building is now picking up and the crews that survived the economic shakeup are therefore getting busier and busier.  Generally, a Custom Build can take less than a year; an addition can take three to six months; bathrooms and kitchens can take 7  weeks to three months.

Me: Happens all the time.  Some things are easier than others.  Some changes have to be re-Permitted.  Often, however, we can add or change things as they come up.  Communication is key…if you’re thinking of changing something, speak up as quickly as possible so as not to affect scheduling or escalate costs.

GreenTriangleYou: Do I have to sign a contract?
Me: Yes. That way, you’ll know what to expect of me and I’ll know what to expect of you.

GreenTriangleYou: How do I know these strangers in my house aren’t going to, let’s say, wreak havoc?
Me: Good question.  I and the members of the team want you happy.  That’s why I choose my subs and vendors carefully.  Given that, accidents and blunders can sometimes happen.  It’s a fact of life.  If something happens, we’ll make it right.

GreenTriangleYou: What if I don’t like it when we’re finished?
Me: You and I won’t start this project unless we’re satisfied that we have a reasonable knowledge of how things will look.  Along the process, I’ll communicate with you, showing you things to make sure we’re all on the same page.  If we’re working together the way we should be, I think we’ll all be just fine and you’ll be happy with the results.MINOLTA DIGITAL CAMERA

GreenTriangleYou: What happens if I don’t like one of the subs?
Me: Again, communications.  Let me know your feelings.  I’ll take it from there.

GreenTriangleYou: Am I liable for accidents or injuries?
Me: I carry the appropriate Worker’s Compensation and General Liability insurance.  Please speak with your Homeowner’s Insurance Agent about this.  Many people purchase an additional Insurance Umbrella during times of additional hazard around their home.

GreenTriangleYou: Will I be in the loop as we go through this process?
Me: Oh goodness yes.  You have to be.  I find emailing, texting and sending progress photos is an easy, unobtrusive way to keep clients updated.  And good old fashioned face-to-face is a plus when everyone’s available.

GreenTriangleYou: Can I be onsite?  What if I want to help?
Me: We’ll make every effort to keep you safe if you’d like to see the crew at work. As for the help…we’ll see.  Although some things are best left to professionals only, we’ll be happy to have you join us should the occasion arise.

Me: It’s usually a collaborative effort.  I find, however, that if one person can start with one item that they really like, the rest seems to fall into place fairly quickly.  It’s that first “find” that might take some time.

GreenTriangleYou: Will I know the cost of all the items?
Me: That depends on how we’ve structured our financial relationship.  Some clients prefer to see each labor and material invoice; some are more comfortable with overall totals.  Bottom line, I stick to a budget that has been agreed upon prior to beginning construction.  If anything changes… unforeseen cost overages at the lumber yard, the finding of problems behind an enclosed wall… I  make you aware of the situation as quickly as possible and offer alternatives or solutions.  And we keep moving forward.

GreenTriangleYou: Last question…I’ve heard this process can be tough on a marriage.  Is that true?
Me: Let’s put it this way…you’ll learn things about your spouse you didn’t know were there.  And that can be a good thing.  Or a surprising thing.  If we do the planning correctly and everyone’s on the same page concerning style, time and money, you’ll probably be better than ever!  And as my husband says, “What doesn’t kill you, makes you stronger.”
